Real Estate Valuation and Market Risks focusing on the Mortgage Lending Value from Europe to the World

Abstract:

There is no doubt that we have experienced huge changes in property valuation in recent years, and that we are facing further changes today and in the future.

For the valuer who – no matter whether he is a employee or a free-lancer, all that matters that he is independent – renders his services to the financing industry when it comes to property financing, these are mainly the regulatory requirements of Basel II, which involves the need to control risk.

The New Basel Capital Accord (Basel II for short) is designed to replace the accord that had been in force since 1988. In particular, the new agreement aims at achieving a capital backing that is adequate to the risk incurred, encouraging banks to use in-house risk assessment and control tools.
